Crushed stone is a very essential building material used for concreting and allied purposes in the construction of houses and buildings. Usually crushed stones are supplied by building material suppliers in lorries and they charge each load of crushed material based on some arbitrary figure which refer to the volume of the material in cubic feet. They have fixed some figures for each type of vehicle and material cost is expressed in terms of the maximum cubic feet of material that such a vehicle can carry. In fact the load carried in such vehicles will be sagging which means that the maximum quantity that can be carried is not contained in the vehicle.

But in my activities connected with construction  work, one day I happened to go  to a crusher quarry near to kakkanad and to my surprise it is found that they are selling crushed stone,  rate of which  is charged based on the load contained in the vehicle. This seems  to be a better method than calculating the quantity in terms of cubit feet. In crusher quarries, the lorry carrying the crushed stone is weighed after loading the crushed stone and after subtracting the unladen weight of the vehicle the weight of the crushed sand loaded in the vehicle is calculated and thus the amount to be paid is also calculated.

But instead of showing the weighment certificate and collecting the price of the crushed stone plus the transporting charge of the vehicle, the building material suppliers are collecting arbitrary rates without mentioning anything about the actual quantity of crushed stone that is being supplied.

To safeguard the  customers from this malpractice I have decided to buy crushed stone from the quarries and supply to persons who are in need of it collecting the actual amount paid at the quarry as per the bill received  and the transporting charge for the material. If anybody is having a goods vehicle or can arrange  a goods vehicle for transporting crushed stand he can contact me. I will buy the crushed sand from the quarry where I have got contacts and the material can be transported to your house. If you have arranged the vehicle you need to pay only the amount as per the actual bill. It  may be seen that there is only a difference of  25 Rs in the rates of 63 mm metal and 6 mm metal. But in practice the building material suppliers charge very heavily  as the size of the metal becomes smaller and for the smallest size they charge very high charges calling it as baby metal.

House constructed by one individual will be entirely different from the one constructed by another. This difference  happens due to many reasons. The most important reasons for this difference is the financial capacity of the individual who constructs the house and the differences in taste of individuals.

In my opinion the houses that are being constructed these days can be classified broadly into five categories’ based on the expenditure involved in the construction. The first category can be named as low income group. People in this group will not be able to accumulate more than one lakh rupees. For such people a place to take rest and sleep is somehow constructed with two rooms only.  For such houses no architect or contractor is required. The local mastry will be enough to supervise and construct such a house.

The next class can be considered as people who can spare upto two lakhs rupees and by taking a loan from a financial institution they will be able to arrange a total of 5 to 6 lakhs rupees for the construction of the house. For such people a concrete building with 400 to 600 square feet area will be enough.  Such houses may consists of a hall comprising of a drawing room and a dining room, one or two small bedrooms and a kitchen. For this type of house also the role of an architect or a contractor is irrelevant as such houses are constructed based on the already existing houses in the neighborhood.

The next class can be considered as people who can spare three to five lakhs rupees for their house construction and which can further be increased to 10 to 15 lakhs by bank loans, gold loans and help from friends and relatives. This group generally consists of employed people, teachers, merchants etc.  Their dream is to construct a concrete building around 1000 square feet or so.

The next class can be considered as people who can spare five to eight lakhs rupees for their house construction and which can further be increased on 15 to 20 lakhs by bank loan and other financial adjustments. These people include gazette officers, bank employees and other persons engaged in private companies where they get a good salary. They dream of constructing a house of about 1000 to 1300 square feet in area which normally includes a car porch also.

People who go for houses which costs more than 20 lakhs are not considered or categorized here as they are out of the scope of this contractor and hence it is decided that such matter need not be discussed here.

For the third and fourth categories the role of an architect is crucial in designing the house according to the requirements and ambitions of the builder and a contractor’s role is also very important as the builders of this type of houses generally are not willing to take the over burden of building the house under their responsibility.


If you have an architect known to you it will be better if you entrust the work of designing your dream house with him. In that case he will be able to design the house according to your choice and most probably he will know a contractor who can be entrusted the construction work. In a similar way if you know any contractor it is better that you consult the work with him. He will know some architect who has already designed for him.

All these factors helped the building construction industry and the people had an opportunity to dream about constructing a home.

Before constructing a house every individual has to consider the financial viability of such an attempt. What is his monthly income, how much amount he can save every month, what are the immediate requirements in the house to be constructed has to be decided first. After having a general idea about all these factors, he can have a general idea about the area of the house he is going to construct and the approximate cost of the building.  When this cost is calculated care has to be taken that the amount so calculated can be met from his personal savings and the loan amount that he may get from a bank. The loan is sanctioned from a bank taking your property as surety and considering your ability to repay the loan amount from your savings from the monthly income which is calculated after reducing the probable monthly expenditure.

If you have a flare for house construction and if you can spend some time for this purpose, it is better that you take up the responsibility of constructing the house by yourself. If you are a person ready to study new techniques and interested in inter action with human beings, it will be a very easy and satisfying task.

If you have a plot of land the first thing to do is to consult an architect and discuss the matter with him. Show him the site and explain clearly how much amount you can spend and what are the minimum requirements you would prefer to be present in the house. After a first meeting with the architect, you will be able to understand what all facilities can be provided for you for the amount you are going to spend. At this stage you can discuss this information with your family members and get their opinion in finalising the requirements to   the tune of your investment. After this you can again discuss with your architect. At this stage he will be able to show some rough sketch and this can further be modified in consultation with your family members.

Once the design is ready, you can ask for an estimated cost of the house. After getting the estimate and after ascertaining that the cost estimated is realistic and the facilities provided are adequate, you can decide whether you will be able to do that or whether you have to entrust it to another person as at his stage you would have a rough idea about the processed involved in constructing a house and whether you will be able to accomplish it or not.

Availability of river sand is an important factor for the flourishing of building industry. Till recently river sand was mined form Bharathapuzha  and periyaar and there was no scarcity for river sand. But over mining of river sand from the above two rivers has evoked  much criticism and protest from  the environmentalists and the high court of kerala had ordered that the river sand collected through kadavus shall be sold through kalavaras the fair price outlet for construction materials. The high court also directed the State Government to take steps to open more kalavaras in the State for making the distriubution of mined river sand easier. These directions were passed by the court on the petition filed by the prakrithi samrakshana samithi,Aluva, after getting a report from Center for earth science studies in this matter. The court also permitted Ernakulam District Legal Expert Committee to  monitor the sand mining and alos imposed a condition that the quantity of sand mined should be half of the quantity mined in the previous year.

So procuring sand for construction purpose has become a very tedious and expensive matter and people are wandering here and there in search of sand. Today I had come across an agency near by-pass Ernakulam where they have stored great deal of sand and is being sold without any problem. When I contacted them  they told me their prices and also told me that they will get passed for the sand purchased and one can transport them easily to any place as they have got their own lorries which can be used for transporting purpose if no vehicle had already been arranged by the purchaser.

But one important fact which I could not understand was that they said it is mutty sand. I do not know what is mutty sand. It may be sand collected from the ground and not from river. The price of the sand is Rs 60 per square feet. And any amount of sand is readily available there. They also quoted Rs 5500 for a load of sand  in Alwyn Nissan which is expected to carry 70 square feet of sand  to be transported to kannamaly which is 25 kilometers form the site from where sand is loaded. At this rate I think one load of Nissan can be transported to other places which as per my calculation will include places like kumbalangi, Aroor, Udayamperood, Puthencruz. Piravam, Kizhakkambalam,Pattimatton, Alwaye. Varapuzha, Parur, Munambam, Pallipuuram, Cherai, Edavankkad etc. A slight difference if any based on the distance would have to be borne by the  purchaser. In a similar way they have informed that a load of Mazda which is expected to carry 110 square feet of sand to be transported to my  house at a rate of Rs 8500/- which includes that transporting charges and all other incidental expenses except the unloading charges which will have to be borne by the purchased of the sand. This load can be transported at this rate to the places mentioned above at the same rate.

Constructing  a house is not an easy task as buying a motor vehicle or something like that. But many people think it like that and such people go on searching for a contractor who quotes the lowest rate for constructing the house. This is not the right thing to
 do. First of all you should have a clear idea about the house that you are going to construct. You should also study and understand what are the processes involved in constructing a house and what are the materials used and at what time each item of work is executes and what is the normal rate prevailing in your area. Knowledge about all these matters can be collected by watching the construction work that is taking place in your neighbourhood.

 When you start searching for a contractor you have keep in mind that the contractor you are searching should be a qualified and experience person who will be able to do his work as per the specifications of the architect.  He should also be having knowledge about the latest trends in this field as changes are taking place in house construction area very fast. If you have sufficient cash it will be very good and in that case you need not go for bank loan.

But even if you think that the money that you are possessing now will be enough for constructing the house, it is advisable that you go for bank loan, as the estimated amount, it is seen that increases many time during the course of construction of the house. Another thing is that every bank is giving house construction loans for long term periods like 20 years and so the emi amount will be less. Even though it may seem a little difficult in the beginning, as years turn, the value of money reduces and the amount that you are paying will be a burden for you. Further the monthly installment amount reduces as years roll by.
Another important thing is rate of interest. There may be a slight difference in the rate of interest charged by different banks. This difference usually ranges form 025 % t 1 %. This variation is not very important and there is no meaning in keeping the construction work pending for finding out a better bank with a lesser rate. It will be enough if you approach the bank where you are already having an account or a bank which is situated near to your house.

Documents needed for applying for bank loans
Even though the procedure and documents needed may be different from bank to bank, the documents listed out here are the documents needed by all most all banks. If you have property in your bank it is the duty of a bank to give bank loan for your house construction.
Some banks require your title deed to be pledged to the bank and some other banks also insist other persons with employment as sureties for your bank. However, these are not very difficult to obtain and hence you need not loss heart for this reason


1. The original deed of the property which specifies you as the absolute owner of the land.

2. Encumbrance certificate for the last 15 years obtained from the sub Treasury where your property was registered in your name. This certificate will show the details of liabilities, if any, the property is subjected to.
3. Land tax receipt in original for the current financial year in your name issued from the village where the property is included.
4. Possession and non attachment certificate issued by the concerned  village officer.
5.Loaction sketch of the property issued by the village officer. This is needed for the bank authorities to come and find out your property when they come for valuation of the property.
6. Building permit issued form the concerned local self government office.
7. Originals of all land deeds pertaining to the plot for the last 15 years.
8. Building plan approved by the panchayath or local body as the case may be.
9.Original estimate of the building
10. If there is any other building on it the original of the building tax receipt of the building for the current financial year.
 If all these documents are available banks will give about 80 % of the total estimated cost and this amount can be availed within a period of one month.
