House constructed by one individual will be entirely different from the one constructed by another. This difference  happens due to many reasons. The most important reasons for this difference is the financial capacity of the individual who constructs the house and the differences in taste of individuals.

In my opinion the houses that are being constructed these days can be classified broadly into five categories’ based on the expenditure involved in the construction. The first category can be named as low income group. People in this group will not be able to accumulate more than one lakh rupees. For such people a place to take rest and sleep is somehow constructed with two rooms only.  For such houses no architect or contractor is required. The local mastry will be enough to supervise and construct such a house.

The next class can be considered as people who can spare upto two lakhs rupees and by taking a loan from a financial institution they will be able to arrange a total of 5 to 6 lakhs rupees for the construction of the house. For such people a concrete building with 400 to 600 square feet area will be enough.  Such houses may consists of a hall comprising of a drawing room and a dining room, one or two small bedrooms and a kitchen. For this type of house also the role of an architect or a contractor is irrelevant as such houses are constructed based on the already existing houses in the neighborhood.

The next class can be considered as people who can spare three to five lakhs rupees for their house construction and which can further be increased to 10 to 15 lakhs by bank loans, gold loans and help from friends and relatives. This group generally consists of employed people, teachers, merchants etc.  Their dream is to construct a concrete building around 1000 square feet or so.

The next class can be considered as people who can spare five to eight lakhs rupees for their house construction and which can further be increased on 15 to 20 lakhs by bank loan and other financial adjustments. These people include gazette officers, bank employees and other persons engaged in private companies where they get a good salary. They dream of constructing a house of about 1000 to 1300 square feet in area which normally includes a car porch also.

People who go for houses which costs more than 20 lakhs are not considered or categorized here as they are out of the scope of this contractor and hence it is decided that such matter need not be discussed here.

For the third and fourth categories the role of an architect is crucial in designing the house according to the requirements and ambitions of the builder and a contractor’s role is also very important as the builders of this type of houses generally are not willing to take the over burden of building the house under their responsibility.


If you have an architect known to you it will be better if you entrust the work of designing your dream house with him. In that case he will be able to design the house according to your choice and most probably he will know a contractor who can be entrusted the construction work. In a similar way if you know any contractor it is better that you consult the work with him. He will know some architect who has already designed for him.
