Design and estimation of cost of construction

In olden days, say about fifty
years back or so, building a house was a very rare and unachievable task due to
the poor income level of the common public. Only persons born in rich families
did have the financial capacity to build a home. Ordinary people lived in
ancestral homes as joint family. Usually separate houses were built by each
individual family only at a late age of more than fifty or so. As there were
more children in each family and as there was no scope of getting a decent
employment which helps to earn money and as there was less support from
financial institutions like banks, building a home was not even a dream among
the common man.
As years rolled down the
paraphernalia changed. Number of children in each family was reduced to three
or four. Most of them got salaried jobs, even the wages of labourers increased
considerably and many persons went to gulf and other foreign countries were better remuneration was
available and many banks also started giving good amount of money as housing
loan and repayment period was also extended to fifteen or twenty years. All
these factors helped the building construction industry and the people had an
opportunity to dream about constructing a home.
Before constructing a house every
individual has to consider the financial viability of such an attempt. What is
his monthly income, how much amount he can save every month, what are the
immediate requirements in the house to be constructed has to be decided first.
After having a general idea about all these factors, he can have a general idea
about the area of the house he is going to construct and the approximate cost
of the building. When this cost is
calculated care has to be taken that the amount so calculated can be met from
his personal savings and the loan amount that he may get from a bank. The loan
is sanctioned from a bank taking your property as surety and considering your
ability to repay the loan amount from your savings from the monthly income
which is calculated after reducing the probable monthly expenditure.
If you have a flare for house
construction and if you can spend some time for this purpose, it is better that
you take up the responsibility of constructing the house by yourself. If you
are a person ready to study new techniques and interested in inter action with
human beings, it will be a very easy and satisfying task.
If you have a plot of land the
first thing to do is to consult an architect and discuss the matter with him.
Show him the site and explain clearly how much amount you can spend and what
are the minimum requirements you would prefer to be present in the house. After
a first meeting with the architect, you will be able to understand what all
facilities can be provided for you for the amount you are going to spend. At
this stage you can discuss this information with your family members and get
their opinion in finalising the requirements to the tune of your investment. After this you
can again discuss with your architect. At this stage he will be able to show
some rough sketch and this can further be modified in consultation with your
family members.
Once the design is ready, you can
ask for an estimated cost of the house. After getting the estimate and after
ascertaining that the cost estimated is realistic and the facilities provided
are adequate, you can decide whether you will be able to do that or whether you
have to entrust it to another person as at his stage you would have a rough
idea about the processed involved in constructing a house and whether you will
be able to accomplish it or not.
